This Cookies Policy (the “Policy”) explains which cookies and similar technologies are used on the websites www.immo.mu and www.stanford-realty.com (together, the “Sites”), the purposes for which they are used, and how you can manage your preferences.

Both Sites are owned and operated by the same legal entity, Rocket Ventures Invest Ltd, trading as Stanford Realty, and this Policy applies equally to both domains. It supplements our Personal Data Processing Agreement, issued in accordance with the Data Protection Act 2017 (Republic of Mauritius), and should be read together with it.

1.  WHAT COOKIES ARE

A cookie is a small text file that is stored on your device (computer, tablet or smartphone) when you visit a website. Cookies allow a website to recognise your device on subsequent visits, remember your actions and preferences, and analyse how the site is used. Alongside cookies, we may use similar technologies — pixel tags, browser local storage and session identifiers — which are treated in the same way as cookies for the purposes of this Policy.

2.  CATEGORIES OF COOKIES WE USE

We use four categories of cookies, each serving its own purpose and having its own legal basis under section 28(1) of the Data Protection Act 2017:

Strictly necessary cookies. Enable the core functioning of the Sites: managing user sessions, security, load balancing, interface language selection and saving the state of enquiry forms. Without these cookies, certain features of the Sites cannot be provided. Legal basis: legitimate interest of the Controller (no consent required). Retention period: from session duration up to 12 months.

Functional cookies.  Remember your saved properties and search queries, your list of favourite properties, and your chosen currency and units of measurement, so you do not need to re-enter this information. Legal basis: user consent. Retention period: up to 12 months.

Analytics cookies.  Allow us to gather aggregated statistics on pages viewed, traffic sources and the overall performance of the Sites, so we can improve content and usability. Legal basis: user consent. Retention period: up to 14 months.

Marketing cookies.  Used to measure the effectiveness of advertising campaigns and to re-target offers that may be of interest to you, including through partner networks such as the Knight Frank network. Legal basis: user consent. Retention period: up to 13 months.

3.  LEGAL BASIS

3.1  Strictly necessary cookies are set without consent, as they are indispensable for providing the requested service, in accordance with section 28(1)(b)(vii) of the Act, which establishes the legitimate interest of the Controller.

3.2  All other categories of cookies are set only after obtaining your explicit consent through the cookie preferences banner, in accordance with section 28(1)(a) and section 24 of the Act. The Controller bears the burden of proving that consent was properly obtained.

3.3  You are entitled to withdraw your consent at any time in the manner provided for in section 24(2) of the Act. Withdrawal of consent does not affect the lawfulness of processing carried out before the withdrawal.

4.  MANAGING COOKIES AND WITHDRAWING CONSENT

4.1  On your first visit to either Site, you are presented with a cookie settings banner where you can accept all categories, decline optional categories, or configure your consent for each category individually.

4.2  You may change or withdraw your preferences at any time afterwards through the cookie management centre, available in the footer of each Site, or by deleting cookies through your browser settings.

4.3  Consent given on one domain does not extend to the other. A user visiting both immo.mu and stanford-realty.com will receive a separate preferences request on each Site.

4.4  Most browsers allow you to refuse cookies entirely or in part, or to delete cookies already stored. Please note that disabling strictly necessary cookies may impair certain features of the Sites.

5.  THIRD-PARTY COOKIES

Some analytics and marketing cookies are set not by the Controller itself but by third-party service providers — operators of analytics services, advertising platforms, and the Knight Frank partner network — acting under a written agreement that imposes confidentiality and security obligations on them. Such providers act as processors of personal data and are not permitted to use the information obtained for their own marketing purposes.

6.  YOUR RIGHTS

With respect to data collected through cookies, you hold the same rights as those provided for under Part VII of the Data Protection Act 2017 in relation to other personal data — including the right of access, rectification, erasure, restriction of processing and objection to processing — and set out in detail in our Personal Data Processing Agreement.

7.  CHANGES TO THIS POLICY

The Controller may amend this Policy in connection with changes in legislation, regulatory guidance, or the way cookies are used on the Sites. The version number and effective date are shown on the first page; the current version is published on both Sites.

We use cookies responsibly and transparently — only with your consent where the law requires it, and we never share this data with third parties for their own marketing purposes.
