How to rent a property in Mauritius

The property rental market in Mauritius is fairly strictly regulated and involves a number of compliance procedures. Only licensed agents and other market participants registered with the Financial Intelligence Unit (FIU) are permitted to source and handle transactions.

01   HOW THE COMMISSION WORKS

The standard commission on a long-term rental is typically one month's rent plus 15% VAT. As a rule, the commission is paid by both parties — the tenant and the landlord. This is because the two sides of a transaction are often represented by different agents.

If a single agent represents both parties, that agent receives the commission from both sides.

02   ONE AGENCY — THE WHOLE MARKET

You don't need to approach several agencies at once. Stanford Realty works with Mauritius's largest agencies, developers and owners of key residential complexes, covering both completed properties and projects still under construction.

So you can send us any listing you like from any agency or website — we will check its availability and, if the property is free, arrange the next steps. In practice, we act as a single point of contact for property search on the island.

03   WHAT YOU NEED TO PAY

When signing a rental agreement, tenants typically pay:

—  The first month's rent.

—  A refundable deposit — usually 1–2 months' rent, occasionally 3 months.

—  The agency commission.

The deposit is not payment for the final months of the lease. At the end of the agreement it is returned to the tenant, less any deductions for property damage or unpaid bills.

04   UTILITY COSTS

In most cases the rent covers the property's core costs. Electricity, water and internet are usually billed separately, based on actual consumption or the chosen plan.

05   RENTING FULLY ONLINE

We also offer end-to-end support for long-term rentals handled entirely remotely — from sourcing the property and a video viewing through to signing the agreement.
