À propos de Les Vues d'Anbalaba
The estate includes a restaurant, a boutique, a Mauritius Commercial Bank (MCB) ATM and, very soon, a supermarket. The first 5 Pomelo villas have been delivered and the 18 apartments will be handed over to their owners in March. We offer residents a rental management service as well as a concierge service.
The new phase of Domaine d'Anbalaba offers 14 Nomadic bioclimatic villas and 5 building plots from 2000 to 2500m2.
A/ Nomadic villas :
Construction of the 1st Nomadic villa has begun and should be completed by the end of the year.
These villas are available in 2 models:
- Rivulet villas, with a green roof and organic shape
- Guetali villas, with a more colonial architecture and a roof reminiscent of the villas of yesteryear in Mauritius.
Some plots offer the option of building an outbuilding with 1 or 2 additional bedrooms. Depending on the plot selected, villas can have from 2 to 4 bedrooms.
Bioclimatic villas are adapted to a tropical environment with, among other things, a cross-ventilation system thanks to their two entrances and the different materials used, as well as the vegetated roofs of Rivulet models, which reduce temperatures in the villa by 2 to 4 degrees. Each villa is equipped with solar panel water heaters and a mini water treatment plant. Grey water is recycled to irrigate the garden. The garage and shed are equipped with solar panels.
The layout is original: the large 55 m² living room, accessible via the entrance hall, is on the first level, optimizing light. It opens onto a vast 60 m² veranda, allowing you to live outside all year round and enjoy the magnificent unobstructed view of the lagoon and ocean. The two en-suite bedrooms on the garden level provide direct access to the terrace and private pool.
B/ Building plots
The building plots offer exceptional views over the lagoon, the coral reef and the ocean, with sunsets over Le Morne. They offer some of the most beautiful views you can have in Mauritius, thanks in part to their proximity to the sea (we're less than 400 m from it) and to the nature that surrounds them.
We can propose a villa design by our architect as a basis for future buyers to work from if they so wish. Indeed, each owner can create the villa he or she wishes, while respecting the Domaine's specifications.
To give you an idea of construction costs, the 390m2 villa costs Rs 48M incl. VAT, or around 125,000 rupees per m2 (2,500 Euros). This includes the villa with kitchen, fixtures, bathroom, swimming pool and exterior fittings. To this must be added the architect's and design office's fees, which range from 12 to 15%.
